Bessa Properties Management, Inc. (“Bessa Properties,” “we,” “us,” or “our”) respects your privacy. This Privacy Policy explains what information we collect when you visit bessaproperties.com or interact with our property management and real estate services, how we use it, who we share it with, and the rights you have over your information — including specific rights granted to California residents under the California Consumer Privacy Act (CCPA) and California Privacy Rights Act (CPRA).

2. Information we collect

Information you give us directly

  • Contact information — your name, email, phone number, and address when you submit a form, request a consultation, or contact us.
  • Property information — details about the property you own or are interested in renting, including address, type, and condition.
  • Tenant application information — if you apply to rent a property, we collect information needed to screen and qualify you, including employment, income, rental history, references, government identification, and (where required by law and authorized in writing) Social Security number for credit and background checks.
  • Communications — the content of emails, texts, voicemails, or chat messages you send us.

Information we collect automatically

  • Device and usage data — IP address, browser type, operating system, referring URL, pages viewed, and time spent on pages.
  • Cookies and similar technologies — we use cookies and similar tracking technologies to operate the site, remember your preferences, and analyze traffic.

Information from third parties

  • Tenant screening — with your written authorization, we receive credit reports, eviction history, criminal background reports, and similar data from screening services.
  • Listing platforms — if you contact us through Zillow, Apartments.com, Trulia, the MLS, or similar platforms, we receive the contact information you submitted.

3. How we use your information

  • Provide property management and real estate services you’ve requested.
  • Communicate with you about owner accounts, properties, listings, rent collection, maintenance, and inquiries.
  • Screen and qualify prospective tenants.
  • Comply with our legal obligations as a licensed property manager and real estate brokerage in California, including fair-housing, anti-discrimination, AB 1482, the LA Rent Stabilization Ordinance, and applicable tax and accounting rules.
  • Operate, secure, and improve our website — including blocking malicious traffic and preventing fraud.
  • Send transactional emails (password resets, contact confirmations) and, with your consent, occasional marketing emails about Bessa services. You can unsubscribe from marketing emails at any time.

4. Who we share information with

We do not sell your personal information. We share information only with the parties needed to provide our services:

  • Service providers — web hosting (Bluehost), email delivery (Brevo), website analytics (Google Analytics), security (Wordfence), backups (UpdraftPlus → Google Drive), scheduling (Calendly), and similar vendors operating under written confidentiality agreements.
  • Tenant screening providers — only with your written authorization.
  • Property owners — if you apply to rent a property we manage, the owner of that property may receive your application materials.
  • Government and legal authorities — when required by subpoena, court order, or applicable law (including LA Housing Department registration where required).
  • Professional advisors — our attorneys, accountants, and insurers as reasonably necessary.

5. Cookies and tracking

This site uses cookies for: (a) essential site functionality (login state, security tokens), (b) analytics through Google Analytics to understand how visitors use the site, and (c) accessibility preferences set via the on-site accessibility toolbar. Most browsers let you refuse cookies or alert you when cookies are sent — check your browser’s help section to learn how.

6. Your rights as a California resident

If you are a California resident, the CCPA and CPRA give you the following rights regarding your personal information:

  • Right to know what personal information we have collected about you, the sources we collected it from, the purposes for collecting it, and the categories of third parties we have shared it with.
  • Right to delete personal information we have collected, subject to legal exceptions (we may need to keep certain records for tax, accounting, or legal-compliance reasons).
  • Right to correct inaccurate personal information we hold about you.
  • Right to opt out of any sale or sharing of your personal information for cross-context behavioral advertising. We do not sell or share personal information for these purposes.
  • Right to limit the use of sensitive personal information to purposes necessary to provide the services you requested.
  • Right to non-discrimination — we will not discriminate against you for exercising any of these rights.

You may also designate an authorized agent to submit requests on your behalf; the agent must provide written proof of authorization.

7. Data retention

We retain personal information for as long as needed to provide our services and to meet our legal obligations. Owner records, tenant files, and lease documents are typically retained for at least four years after the end of the relevant tenancy or engagement, consistent with California real estate brokerage record-keeping rules. Website analytics data is retained for up to 26 months in Google Analytics by default.

8. Data security

We protect personal information using industry-standard safeguards including HTTPS/TLS encryption, a web application firewall (Wordfence), restricted administrative access, and encrypted off-site backups. No system is perfectly secure, however, and we cannot guarantee absolute security.

9. Children’s privacy

Our website and services are intended for adults age 18 and older. We do not knowingly collect personal information from children under 13. If you believe we have inadvertently collected information from a child under 13, contact us and we will delete it.

10. Third-party links

Our site may contain links to third-party websites (for example, our Calendly scheduling page, payment processors, or partner platforms). We are not responsible for the privacy practices of those sites. Review their privacy policies separately.

11. Changes to this policy

We may update this Privacy Policy from time to time. When we do, we will revise the “Last updated” date at the top of this page. Material changes will be communicated via a prominent notice on the site or by email to the address we have on file for you.
